The Dream study transforms a place with roots in the history of the city
The Dream architecture agency has just completed an urban renewal project of great social impact in Saint-Denis. Located in the Rue Fraizier and the Rue Du Landy, this new residential complex marks an important step in the revitalization of the neighborhood, 24 years after a tragic fire destroyed a ruined building. Being the first housing development under a French shared capital lease contract (BRS-Bail Réel Solidaire) to build in Saint-Denis, the building combines architectural ambition with a harmonious integration in the urban fabric.
Repairing the neighborhood, rebuilding social ties
On the night of February 1 to 2, 2001, a deadly fire devastated an old and deteriorated building on the Rue Fraizier, exposing the precarious living conditions. Exploited by precarious housing owners, this building symbolized the precariousness of homes and the urgent need for urban transformation. Today, the neighborhood is in the process of regeneration towards greater inclusion and well -being, greater social diversity and more green spaces. The residential complex built by Dream embodies this renewed vision.
Unique housing
With 44 homes —22 of social rental and 22 of social housing in property (VPS) -, the project seeks to transfer the qualities of individual homes to collective housing, with a specific typology for each unit, most of which are passable and multiorient, with high quality exterior spaces. Each unit complies with the new construction letter of Plaine Commune and was designed paying special attention to use and orientation: they are luminous, comfortable and well ventilated. The units have direct accesses with storage space, kitchens with direct natural light that can be closed if desired, and wide panoramic windows. All living areas are connected to a balcony or, on the ground floor, to a garden.
Out -of -work construction. A graphic and bass project in carbon
The aesthetics of the project is expressed through a rhythmic and graphic composition of volumes. The alternate use of materials on the facades – removal and metal – combined with the fine lines of wood parasols and the lower parts of the balconies, softens the effect of mass and creates a real visual lightness. This game of materials and textures promotes intelligent integration into its urban environment. The shape of the building, the result of a morphological and environmental analysis of the site, guarantees optimal management of the sun and the shadow, while offering a wide range of exterior spaces.
For this mixed wood and concrete structure, prefabrication was a key factor for quality and constructive coherence. All wooden network facades, with metallic coating, wood carpentry and deflectors, were manufactured entirely in workshop, which guarantees an optimal quality of execution and accuracy in the details. The balconies, composed of self -supporting wood and metal structures, were also totally prefabricated. Supported on staggered beams structures, they are elegantly integrated into the whole, refining the silhouette of the facade.
A green patio and common spaces
The housing block has a wide visible garden through two accessible vestibules from Rue Du Landy and Rue Fraizier. Almost all homes are fully benefiting from this green lung. In addition, the project puts special emphasis on shared spaces, designed in collaboration with Plaine Commune Habitat to promote interaction and social diversity. The large and cozy entrance hall invites residents to the pause and to the meeting: it is a community space. The gardens on the roofs of each building offer relaxation areas and social exchange. Through this project, the Dream agency offers residents a renewed, safe and inclusive residential environment.
