From the website of the Mayor’s Office of Santiago de Cali, the Administrative Department of District Planning activated and made available the concept of land use through the application https://usodelsuelo.cali.gov.co/which can be consulted and downloaded online.

Land use is a concept that allows us to know the activities permitted, conditioned and not permitted on the properties that are within the jurisdiction of Santiago de Cali, in accordance with Municipal Agreement No. 0373 of 2014, known as the Land Use Plan. In that sense, it is a written opinion issued by the urban curator or the municipal or district authority competent in matters of licenses, as well as the planning office or the corresponding entity. Through this opinion, the interested party is informed about the permitted uses of a property or building, in accordance with the urban planning regulations of the Territorial Planning Plan and its development instruments.

It is important to highlight that the issuance of these concepts does not grant rights or obligations to the applicant and does not modify the rights conferred by current or executed licenses (Art. 7 of National Decree No.1197 of 2016).

What is the application to consult land use?

This tool allows citizens to search or locate a specific property through an interactive map. Through this application it is possible to know, in a practical and quick way, the economic activities that can be carried out on said property, in accordance with the current Territorial Planning Plan.

Is the document produced by the application valid as a land use concept?

Yes, through Decree 0036 of 2018, the online land use concept process was automated, consequently, the document generated by the application It is completely valid to be presented to the authorities and control entities, even though it does not have logos or signatures. The query carried out through the application provides the necessary information to know the use permitted on a certain property.
