In recent hours, the Business Chamber of Urban Developers of Córdoba expressed its concern as a result of the draft ordinance that is being processed by the Deliberative Council of the Municipality of Córdoba regarding a reform to the urban planning regime of the Villa Belgrano neighborhood.

Through a statement, they considered that, if this new urban planning regime is approved, “all citizens would be harmed: neighbors, owners, developers, citizens who legitimately intend to acquire their own home, and even environmentalists.”

For the chamber that brings together the developers, the project that could be approved in the coming days generates “immeasurable damage to the City and its neighbors.”

“The costs of public services and their infrastructure will increase even more, making the City less efficient. At the same time, investments in the sector will be stopped, causing the process of expulsion of the inhabitants of the City of Córdoba to neighboring towns to accelerate. And consequently thousands of jobs will be lost, further increasing the crisis in the construction sector,” they warned.

As they maintain, “no one benefits from this possible new regulation.”

They also assure that the project “is confiscatory; violates the right of property; does not know acquired rights; violates the right to work and openly violates the guarantee of non-retroactivity of the law since it ignores the effects of the procedures, procedures and/or requirements concerning urban projects in the sector presented a long time ago that still do not have an explicit response from the Municipality”.

In this framework, they requested that the modification of the norm “be treated with time and in a space for debate where all the actors involved can contribute their vision to achieve agreements that guarantee legal security and generate a quality alternative that benefits the entire city. From Cordoba”.

Villa Belgrano: urban project and controversy

The ruling party in the Deliberative Council of Córdoba dispatched to the General Legislation Commission the draft ordinance that seeks to order the growth of the Villa Belgrano neighborhood, in the northwest area of ​​the city.

Neighbors of the sector came out to criticize the new regulations, which could have their final sanction in the area next week.

This week, the Second Nomination Administrative Litigation Chamber rejected the environmental protection of the neighbors against the Municipality of Córdoba, considering that the lawsuit does not demonstrate a direct and immediate impact on the natural, cultural and historical heritage of the neighborhood, and it is considered that the Claims have a purely patrimonial nature.

Furthermore, the judicial decision highlighted the lack of evidence of arbitrary or manifest illegality in the authorizations granted by the Municipality of Córdoba to real estate projects in the area.
