The project, which consists of 138 homes initially conceived for rent and distributed in 12 more attic floors, is located in the two central plots of a linear set of 4, so it has only 2 facades with east and west orientation respectively respectively. This configuration and orientation of the plots becomes one of the directors of the project design in order to minimize thermal gains in the hot times.
Therefore, and to optimize the energy behavior of the building, a facade system composed of three planes has been designed: a) On the one hand, the vertical plane of the facade alignment itself, in which the thermal envelope of the building is located; b) On the other hand, a vertical background configured by a system of mobile sunscreen that is 1.90 m from the previous one and whose main function is to block solar radiation at times when it has a greater horizontal component to offer extra protection to the thermal envelope, and; c) A horizontal plane arranged in each of the plants in which opaque parts (terraces) and parts permeable to the passage of light (lattices) with a double function are alternated: on the one hand, sifle the passage of light and, on the other, to sift the vision between terraces of different plants in order to provide them with a higher level of privacy.
This facade system composed of the three planes described above is conceived as a dynamic system in permanent change based on two main parameters: on the one hand, the changing solar incidence that defines a game of lights that evolves throughout the day and, on the other, the activation of vertical sunscreen by the users of the houses, conferring a greater or lesser presence of the second of the second of the vertical planes of which the facade is composed.
The distribution of homes is carried out by alternating symmetrical typologies in even and odd plants, trying to achieve the greatest optimization of surfaces built to provide the set of a greater proportion of common areas and spaces.
These common areas that complete the housing program are located on the ground floor and semi -stanker of the building, which include uses such as pool, sports zone and exterior game area covered or interior sports zone. The uses of garages and storage rooms are located in the 3 basement plants available to the building.
