The rental price rises again in the Canary Islands

The rental in Spain grew by 7.2% in the Canary Islands in April, compared to the same month year, reaching 14.6 euros per square meter, according to the latest price report published by Idealista.

At the level, the price experienced an year -on -year of 10% in April, until it was 14.3 euros per square meter, a fact that supposes the “historical record” of rental income in Spain.

Likewise, the estate portal has revealed that in recent months the price has grown 3.1%, while in the last month the rise was 1.7%.

Within the analysis by autonomous communities, the income rose in all regions, with La Rioja (13.2%) leading the increases, followed by Asturias (12.6%), Community of (12.3%), Valencian Community (11.9%), Aragon (11.8%), Catalonia (11%), Castilla-La Mancha (11%) and Andalusia (10.6%).

Below the national average, the increases in Castilla y León (9.7%), Region of Murcia (9.4%), Extremadura (7.8%), the Balearic Islands (7.4%), Galicia and the Canary Islands (7.2%in both cases) appeared. In this part of the , Navarra (3.5%), Cantabria (6.2%) and Euskadi (7.1%) were also found.

On the other hand, the regions with the most expensive price were the Community of Madrid (19.5 euros per square meter) and the Balearic Islands (19.1 euros), and, behind, Catalonia (18.7 euros), Canary Islands (14.6 euros) and Euskadi (14.5 euros) were located.

On the opposite side, the cheapest communities were Extremadura (7 euros) and Castilla-La Mancha (7.7 euros).

Segovia and Teruel, among the provinces with the greatest increases

Regarding the provinces, the rental price rose in 49 provinces in the last year, with the only exception of Lleida (-1.8%).

The greatest increases were recorded in Segovia (14.4%), Teruel (14.3%), Valencia (13.3%), La Rioja (13.2%) and Ávila (12.9%). Guipúzcoa (1.4%), Pontevedra (3.4%) and Navarra (3.5%), on the contrary, were the provinces that registered lower increases.

(20.3 euros) was the most expensive to rent a home in Spain, surpassing Madrid (19.5 euros), Balearic Islands (19.1 euros) and Guipúzcoa (16 euros). They were followed by Malaga (15.9 euros) next to Las Palmas and Santa Cruz de Tenerife (both with 14.6 euros).

Instead, Jaén (6.2 euros), Ciudad Real (6.7 euros) and Zamora (6.8 euros) were the most economical provinces.

The highest increase in a capital: Castellón de la Plana

The study of the idealist has also shown that up to 50 capitals had higher compared to April last year, with the only exception of Lleida, where the income fell 2.3%.

The most pronounced increase was that of Castellón de la Plana, where the expectations of the homemade rose 16.2%, followed by the increases of Santa Cruz de Tenerife (15.2%), Ávila (14.9%), Ciudad Real and Segovia (13.8%in both cases).

On the contrary, Girona (2.4%), was the capital with the least pronounced rise in the last year, followed by Melilla (3.6%), San Sebastián (4.3%), Vitoria (4.3%) and Cuenca (4.6%).

According to the real estate portal, the behavior of income in the main markets of the country, in addition to San Sebastián, has been “totally bullish”, since they rose in Barcelona (12.5%), Valencia (12%), Madrid (11.7%), Alicante (10.5%), Palma (9.8%), Malaga (8.5%), Bilbao (7.7%) and Seville (7.4%).

Barcelona, ​​the most expensive capital

Barcelona continues to be the capital with the most expensive rentals, with a price of 23.8 euros per square meter, followed by Madrid (21.4 euros) and San Sebastián (18 euros).

Behind, Palma (17.3 euros), Valencia (15.5 euros), Malaga (15.4 euros) and Bilbao (15 euros) were found. On the contrary, Zamora (7.1 euros) and Ourense (7.4 euros) were the capitals with the most economical income.
