“We bring to the investing public the products that, we understand, are the most noble. Mainly, the multifamily market and the industrial logistics market,” he pointed out. Next, he explained that the multifamily market consists of the purchase of an entire building to achieve “economy of scale”, which guarantees a constant flow of rental income.

“Businesses usually give more than what is initially estimated, and the profit that the investor receives is determined by two factors,” he said in reference to rents and the possibility of future sale. “Businesses generally give between 12% and 15% annual IRR,” Chomer added.

“A business planned in three years can be sold in four, a business of four can sell in two and a half years, it depends on how the market is,” he indicated regarding buildings.

On the other hand, he marked “Dividenz cash” as another of the featured products, which he described as “a kind of investment fund with a fixed rate, which starts from a promotional rate of 9.25% per year and is designed for a shorter horizon”, since it has the advantage of having constant liquidity.

As for the star product, he said it is logistics. “In that case it can be a product that has a single tenant or several, but the important thing is that they are rental contracts that are already pre-established for 10 years, practically when you enter you are buying a kind of bond with guaranteed permanence contracts “.

Chomer was not concerned about the latest economic indicators of the US economy, but stressed that “one has to pay attention to the issue of rates”, since there are prospects that they will begin to fall by the end of the year, something that ” “would oxygenate” the marking.

Regarding risks, he stated that “there are always” risks, but that compared to other investments, the real estate market presents “one of the lowest.”

Among future projects, Chomer dreams of Dividenz as a cross-border platform for investments in real estate, as well as “in any other area of ​​the real economy.” Regarding the latter, he announced that they will soon open commercial offices in Mexico City.
