In the property buying and selling segment, the two main housing markets are City and province of Buenos Aires. But what are the neighborhoods most sought after by buyers and why?

According to a survey by the firm Properati, of the 10 neighborhoods that receive the most inquiries from potential apartment buyers in the Federal Capital, Palermo, Recoleta, Belgrano and Núñez They record an average price per square meter (m²) greater than US$2,690, that is, they are among the most expensive on the market. Furthermore, they are the sectors where the most new real estate ventures are sold.

One in every five searches in CABA is carried out by Palermo (20%). Recoleta is the second area on the list, with 9% of the total visits. Belgrano has 8% and Núñez, 4% of the participation in the lawsuit.

The rest of the neighborhoods that appear in the ‘top ten’ they have a lowest average price. Almagro, Caballito, Villa Urquiza and Villa Crespo, grouped according to the average value recorded in the monthly Properati index, gather just over 20% of searches. For its part, Flores and Balvanera They outline another market niche, with close to 7% of visits and one square meter valued at approximately US$1,800.

The demand for apartments for sale is divided throughout the city. However, most neighborhoods account for between 1% and 3% of searches for properties in the Argentine capital. The CABA list includes nearly one million visits to the ads published by this firm.

As for the apartments for sale in each district of the province of Buenos Aires, the sectors surrounding CABA are the most interesting for the buyer. Vicente López leads the list, in the northern area of Greater Buenos Aires (GBA), with 10% of searches. The value of a square meter in the North of the GBA averages US$2,200.

This is followed by the two exceptions to the premise about proximity to the Capital, Tigre and La Plata, with 8%, respectively. Far from surprising, the growth and diverse property offering in these areas are already a consolidated market niche for real estate in Argentina.

The rest of the parties with the most searches for apartments are distributed between the West and South zones. Between these points, the demand represents more than 38% of visits. The average price in the West/South GBA is approximately US$1,600 per m².

Anabela Santos, managing partner of the developer Inarch, explains that Palermo and Vicente López continue to be the most sought after neighborhoods for purchasing properties for several reasons:
