Private lots must give up land for social housing in San Martín de los Andes

Unanimously, the Deliberative Council of San Martín de los Andes approved this Friday an ordinance to expand the amount of land that the city’s real estate developments will have to give up to the municipalityin the context of the housing crisis that the commune is going through.

In this way, the local Executive will receive up to 19% of the surface of these developmentscentrally lots, of which 10% will go to green spaces and 9% to fiscal reserve.

Precisely, within this last category, 4% will be allocated for general community uses such as educational, cultural, health, security or public administration establishments, and the remaining 5% will become the Land Bank, which will seek to facilitate access to housing in the city, one of the most sought-after in the province. from Neuquen.

The land bank is not new in the mountain town, but was approved in 2022 as an alternative to generate social lots. But only now, with this new rule, It may have concrete funding with the new private developments that are established.

The ordinance, which was approved unanimously, also created an Optional Special Development Area with urban planning computers and uses that favor a more intensive and extensive use of land aimed at improving the supply of urbanized land and housing for local residents.

The author of the initiative, the councilor of Unión por la Patria, Santiago Fernández, highlighted that with this change in regulations it will be possible to link «real estate development to the generation of tools» to address the housing problem.

On the other hand, during the session, a complementary ordinance was also discussed to establish a program that enables various alternatives for the use of these lands as individual allocations or through social organizations, cooperatives or other entities.
