The annual update of rental contracts concluded under law 27,551, still in force, will be 233.73 percent for next June. This was reported by the College of Real Estate Professionals of Córdoba (CPI), based on the index prepared and published monthly by the Central Bank.

It is worth remembering that this coefficient will be applied to the amount that tenants are paying today, one year after the last update of the rental value.

Contracts that have been signed after the repeal of the aforementioned law are excluded from this regulation, within the framework of the deregulation of the real estate market that President Milei implemented by decree.

Market report

In another vein, a recent CPI report shows that, during last April, the number of rental homes within the province of Córdoba grew by 16.6 percent compared to the last four months of 2023.

In addition, 92.2 percent of tenants paid the full amount of rent, while 4.8 percent made partial payment and 3 percent did not pay. This last percentage is 0.8 percentage points higher than that registered during the previous month.

On another level, according to the CPI report, in April the vacancy of rental homes within the province of Córdoba was reduced. The number of residential properties vacated was equivalent to 5.3 percent of the total, 2.1 percentage points less than during the previous month.

Vacancy for commercial premises was 3.2 percent in the province in April.

According to CPI, “this is a natural evolution, as the properties are rented and added to the offer.”

Meanwhile, the vacancy statistics in the commercial real estate segment reached a level of 3.2 percent in April 2024. This is a level 0.1 percentage points below the level recorded during the previous month.
